What is an Inspection?

The home buying process can be confusing and stressful. Not only do you need to consider things such as price and location, you also have to worry about whether the house itself has any hidden problems that could become costly surprises down the road.

As professional Home & Building Inspectors, its our job to look for those hidden problems for you. The Home Inspection is an unbiased, professional assessment of the condition of the house. It provides you an expert opinion and professional report on the condition of the physical structure and various systems within a house. Giving you peace of mind on what is likely the largest purchase youll ever make.

In order to prepare the report, an inspector must conduct a visual inspection of the house. The inspection process typically takes about 2 1/2 hours to complete. This of course may vary, according to the size and condition of the home. If you accompany the inspector during the inspection, it will give you a chance to discuss his observations, ask questions, and become more familiar with the systems of the home.

We will inspect all the structural elements and systems of the home. Items that will typically be included in an inspection are:

  • Framing (structure)
  • Roof and attic
  • Foundation
  • Walls
  • Electrical system
  • Plumbing system
  • Heating and air conditioning systems
  • Kitchen
  • Bathrooms

Please see Inspection Standards for more detail. Additional items and systems unique to a particular home can also be inspected. When the inspection is complete, well tell you of any problems that were discovered and discuss them with you. We will also answer any questions you may have. Our full written Inspection Reports are normally ready within one working day.

Our goal is to provide a description of the major components and systems in the home, and to discover and inform you of significant items or areas that require immediate attention. Well tell you about any problems we find, and will recommend further examination and/or correction as needed.

COMMERCIAL

We recognize that purchasing commercial or income property involves a substantial investment of time and finances. Accordingly, our Commercial Inspections and Reports follow the same standards and procedures that apply to residential inspections. As with Home or Residential Inspections, the Commercial Building Inspection is an unbiased, professional assessment of the condition of the building and major systems. Commercial structures however, are often more complex than homes. The following considerations generally require significant additional time and effort:

  • Multiple tenants
  • High output utility supply facilities and equipment (often with multiple locations)
  • Multiple heating air/conditioning systems
  • Larger grounds and parking areas
  • On-going business operations

Please note that the following items are outside the scope of our inspections:

  • Building code compliance
  • Occupancy code compliance
  • Zoning determinations
  • ADA (Americans with Disabilities Act) compliance

We realize that these areas will be of concern to most prospective purchasers, but they should be discussed or researched with the appropriate municipal authority. In addition, the client, owner, or tenants are responsible for providing access to all areas. No areas or equipment will be observed or operated if ongoing business will be interrupted, or if the tenant refuses such observations or equipment operation. Specialty equipment and fixtures are also outside the scope of the inspection.

We will submit a written proposal and confirmation of terms, together with our standard inspection agreement, prior to the inspection.
