FOUNDATION & STRUCTURE

 

Inspect sumps, pumps, and lines

 

Describe crawl space inspection (access)

          ceiling structure

Probe materials with suspected damage (where probing will not

ROOF

Operate attic fans and thermostatic controls (where temperature

           allows)

Inspect walls, ceilings, floors

          steps, stairs, railings

          countertops and representative number of cabinets

          fireplaces and solid fuel device vents, flues, and

           chimneys

 

      Describe fireplaces and solid fuel devices and their chimneys

 

      Report absence of smoke detectors

                abnormal or harmful water penetration

 

      Operate a representative number of doors and windows

 

PLUMBING

 

Inspect fuel storage, distribution, and lines

 

Describe water, waste, and vent lines

          water heater type and energy source

          location of main shutoff valves for water and gas

 

Report water penetration and abnormal or harmful condensation

 

Operate faucets and fixtures

 

Determine fundamental flow of waste system

 

ELECTRICAL

 

Inspect service drop

          service panel and interior components

          sub-panel

          entrance conductors, cables, and raceways

          compatibility of service protection devices

          readily accessible wiring and junction boxes

 

Describe breakers, fuses, or other protection devices

          amperage and voltage

          location of main and sub panels

          location of main disconnect

          ground

          wiring methods

 

Report the presence of solid aluminum branch conductors

 

Test a representative number of readily accessible light fixtures,

            switches, and receptacles

Operate dishwasher through a Normal cycle
