The Inspection Report


             

The Inspection Report is as important at the inspection itself. The report provides the client with all of the details of the inspection. Many of those details also form the basis for negotiating repairs and corrections, and serve as a guideline for repair and service people.

What to Expect

 

Our Inspection Reports are individually prepared in narrative format and include all pertinent descriptive information. Reports are designed to clearly identify the items and areas the inspector observed; which major systems and built-in appliances were operated; any normally observed areas that were inaccessible; and any recommendations for repair or correction.


           
 

Most Residential Inspection Reports are seven to ten pages in length including the cover, which is also the first page. Our reports, like our inspections, exceed the Standards of Practice of the State of Nevada and those of the American Society of Home Inspectors. Examples

 

The following excerpts are from a typical residential Inspection Report. Please note the ‘everyday language’; the differences between items where immediate attention is recommended and similar items that do not necessarily require corrective action at the time of the inspection; general descriptions to provide you the client with a better understanding of the materials or methods employed in a particular area; and the descriptions of the inspector’s actions.

 

INTRODUCTION

- - - - - the client's copy of that agreement is included with, and is an integral part of this report. - - - - - - areas where we recommend immediate corrective action to repair, halt, or prevent damage or deterioration, or to eliminate a safety hazard, are highlighted - - - . The highlighted areas are then summarized at the end of the report.

 

GRADING & EXTERIOR

- - - - - - limited stucco cracks were observed in various areas. Most did not appear to be structurally significant, and the surfacing material was secure in most areas. Cracks that widen should be repaired to prevent moisture and UV penetration, and possible resulting damage. Larger cracks such as those at some of the rear windows and along the bottom flashing at the patio should be addressed at this time. Some of the stucco is loose at the bottom flashing cracks, and should also be repaired. Wall interior conditions in these areas could not be determined. We recommend further examination - - - - - . Limited splits and twists were observed in some wood trim. This is not uncommon, and did not appear to be significant. Splits that widen should be corrected for the reasons just - - - -

INSULATION & VENTILATION

- - - - Attic insulation consists of 12” to 14” of loose-fill fiber material installed over the ceiling joists, and 4” thick fiber batts attached to the attic walls created by vaulted ceiling areas. The ‘R’-rating of the loose-fill material was not determined. Batts are stenciled with an R-11 rating. Batt type insulation was also detected in the exterior stud walls - - -

INTERIOR

- - - - - - smoke detector alarms were sounded by their test buttons. Additional safety is provided in homes with smoke detectors, especially if they are located in each bedroom and at each end or each level of the home. There are no smoke detectors in the bedrooms, and the client should consider installing - - - - - - - -


- - - - steel, limited clearance type fireplace in the living room. - - - - -
fire chamber and observable portions of the flue had a buildup of soot and possible creosote. The soot and creosote become flammable and there is an increased risk of chimney fire as the buildup increases. The fireplace and flue should be examined and cleaned by a licensed chimney sweep or a licensed fireplace and chimney inspection and repair service - - - - - - -

ELECTRICAL

- - - - inner safety cover was removed to observe the branch conductors, their protective devices, and connections. Circuit breakers provide branch circuit protection, and no improper connections were observed. - - - - - - readily accessible switches were operated, and a representative number of readily accessible outlets were tested for proper grounding and polarity. With limited exceptions they tested and operated properly. Various light fixture sockets did not operate. Any fixtures that do not fully function with new bulbs installed should be examined further and corrected by a licensed electrician. Ground Fault Circuit Interruption (GFCI) outlets are provided for the exterior, the bathrooms, and the garage. These were tested for GFCI operation as well as for grounding and polarity, and they tested and operated properly. - - - - - - -

SUMMARY OF HIGHLIGHTED AREAS

·         Correct the damaged siding material as discussed under GRADING & EXTERIOR.

·         Have the fireplace cleaned and examined further as discussed under INTERIOR.

Please keep in mind that home maintenance is an ongoing procedure, and that very few homes are free of defects. Many observations in a home inspection are unknown to, and would not be obvious - - - - - -
